OUR FEES

   OUR FEES AND COMISSION

 

We would like our clients to know all costs involved in purchasing land  or property in Bulgaria before they consider any potential purchase.


Agent fee:
      - our standard commission is approximately 2.5% of the purchase price and covers all the legal costs for having the documents checked and prepared by qualified lawyer as well as services wich we propvide for the buyer during the purchasing process.

Deposit:
      - at least 10% of the puchase price.The deposit is necessary to take the property out of the market for about 30 days at wich time you have to start purchasing proces and pay the rest of the price.The deposit is not refundable if any fail of the purchase because of the buyer's fault. If there are any sellers fault, deposit is twice fully refundable.
The deposit and our agency fee must be paid together when we sign the preliminary contract.

All deposit and fees can be paid cash or into our bank account in pounds, Euro or BG leva. We will negotiate the payment way with you to match your requirements.


Other expenses:
      -depending on each property there are statutory government fees like: notary fees, tax when purchasing property, stamp duty, etc. In addition clients will incur silicitor's cost's of  between 1%-3% of the declared price of any real estate transaction.

Company registration fee:
      - our lawyer will fully assist you in registering your lemited company/OOD/ in Bulgaria. For registering a company we charge a fee of 500 Euros.


Be aware!


If you buy a real estate in Bulgaria you must know there is *tax estimation price * and a *purchase price *.The *tax estimation price * is for tax purposes of real estate  and is much lower than the actual selling /purchase/ price. Most of the Bulgarian propety vendors wish that the *tax estimation price*  is written in the title deed, and not the selling /asking/ price which the buyers are paying. Due to this practice there might be discrepancies between the price you are paying and the price written in the title deed. There is various reason becouse of that and *ASO CONSULT* can not be responisble for it.If  the property purchaser wishes that the purchasing price is written in the property title deed we can not guarantee that this will be accepted by the vendor.
